Dutchess County Real Estate
During June 2012 in Dutchess County 12 more single family homes sold than in June 2011 which
was an increase of 9.8 percent. However both the median and average prices fell. On closer examination I noticed the median of $243,000 and the average of $294,005 were the lowest recorded over the last 10 years. Two thirds of the 135 homes sold, these sold for less than $300,000. At the same time it was good to see the days on market going down 12.7 percent going from 157 in June 2011 to 137 this year. The inventory also fell, but purchase offers at the beginning of the month were up by 39.2 percent.

In the single family attached market (Condos, townhouses and co-ops) there was an impressive increase in the number of units sold this June, a 52 percent increase, that is; 13 more units sold than in June 2011. The average price rose 7 percent over June 2011, and there was a slight drop of 3.4 percent in the median price. It was good to see the days on market falling 25.5 percent going from 161 to 120. Inventory was also down; at the same time purchase offers increased by 75 percent.

Jennifer, the next time you bring your report home values may be on the increase. In most markets home values have been increasing but it all started with a lower inventory and fewer days on market. Looks like their are still bargains in Dutchess County NY.
