Rhinebeck Real Estate Market Report January 2012

Rhinebeck NY Real Estate

In Rhinebeck 6 single family homes sold in the town and village during January 2012.  The sales ranged from $168,050 to $635,000.

How did the number of single family homes sold in Rhinebeck compare to the same time last year?  Last January 3 homes sold and they were all under $200,000.  This January the number of homes sold doubled, and they were more expensive homes.

I personally think the warm winter is good for the local real estate market. Buyers are out looking for a home.  The largest group are first time buyers and this is not a surprise for homes are more affordable and the interest rates have also fallen.

How can Rhinebeck home sellers benefit from this weather?  Don't wait for spring to list your home. Get in the market so the buyers who are now looking will have more of a choice and you might just avoid that spring competition.

Seems a bit typical for the current market, am I right?

It looks as if the spring market is going to get off to an early start on the east coast!  Glad to see some positive signs in your area.

Jennifer, what great advice: Don't wait for spring to list your home. Get in the market so the buyers who are now looking will have more of a choice and you might just avoid that spring competition. Hope your sellers are listening!

Jennifer  Great market report. These home owners are very lucky their home prices have increased.  You are definitely the Go To Agent in this area

Laura nothing is typical these days.  You are right , are usually fewer in the winter months.  The increase could have been due to the mild winter, I think buyers only took a break for the holidays.

Joan I think you are right.  And that is why I have encourage sellers to list sooner than later.

Endre I hope so.

Toni I love to see positive trends.  Yes it was good to see more expensive homes selling this January when compared to last year.

Hannah it was good to see more sales this month.
