A Tip for Sellers
This has been a hot summer so far. If your home is on the market but lack some sort of cooling system this could be a drawback to getting it sold at this time of year. So if you are thinking of making an improvement to gain a competitive edge this is an item you might want to consider.
UPDATED 7/13/2010
**When the data for this report was pulled a house on Slate Quarry was still showing as under contract put was later updated as sold for the month. There was also a house on Burger Rd. This would bring the total sale for the month up to 11.

Jennifer -- a nicely done report. It certainly has been hot hot hot in the Northease. Keeping a home cool for showings is a great tip.
Glad to hear that you're in a HOT market! Keep it going.
Jennifer, things look better, day by day.
And AC? You bet. I took buyers out all week. One house they just shoved AC units in the upstairs windows before we got there. That house was out, and we rushed through it. Those homes with no AC? No way, they ran screaming out the door and didn't even look. OK, we didn't run, we slunk... as we were very hot indeed.
Joan thank you. We all know what it feels like to be in a hot house. For a buyer this will be a turn off.
Tamara I would decribe the market as making incremental improvement, not as a hot one.
Andrea I would say same here.
I bet homes without a cooling system would be less likely to get a complete showing or offer.

Jennifer~
I liked your report and found it to be not only informational, but pleasing to the eye...
Hi Jennifer, a 304 year old house might be hard to come by in this area, so I am fascinated by the thought of it. On another note - the hot hot weather in your area would certainly call for some AC!!
JaneAnne thank you. The aim is to share some useful information and at the same time pleasing.
Mary what I like about the Hudson Valley is the chance I might list or run into a historic home.
