Tivoli NY is a very close knit community located in the township of Red Hook in Northern Dutchess county. Tivoli was incorporated in 1872 and because of the proximity to the Hudson River was once an economic center in the heydays of the steamboat, and railroad. The area went into a decline but in the 1980's went through a period when some of the older homes were renovated and the first condo complex in Northern Dutchess was constructed. Since then, Tivoli has had a surge of community spirit. Efforts are now underway to explore the idea of redeveloping the waterfront with a park and ferry service to Saugerties on the western shore.
The present population of Tivoli NY is less that 1,500. Some of the residents are only around for part of the year since they are students at nearby Bard College. The town is also very popular with the artist community.
Although located in the Town of Red Hook, Tivoli is classified as a village and does have a village government headed by a Mayor. The Village Offices as well as the Library are housed in the Watts de Peyster Historic Hall located next door to the Tivoli Fire house. Unlike many of the neighboring communities Tivoli has both a municipal water and sewer system.
RESTAURANTS
Athough Tivoli is a small community it has many fine restaurants. One of the buildings on the four corners in the center of town was renovated a few years ago into a wonderful hotel and restaurant. Called the Madalin Hotel and the restaurant Madalin's Table.
A variety of cuisines can be had here in Tivoli, so based on what you would like to eat this is what is available:
Santa Fe Restaurant - Here you can find Tex Mex with a contemporary flair.
La Porcini Cucina - Italian food.
Luna 61- Vegetarian fare.
Osaka-Japanese, Sushi.
Black Swan- Irish Pub.
Village Pizza - Pizza, Take Out.
Tivoli Bakery- Fresh baked treats.
RECREATIONAL AND CULTURAL ACTIVITIES
Tivoli has it own park and here you will find young families having fun. With Clermont State Park just up the road it is not uncommon to see many taking walks up Woods Road to the Park.
As I mentioned earlier, Tivoli is popular with artists so here you will find an artist's Co-op which offers many art exhibitions throughout the year.
Also on Broadway is the Kastbaan Dance Center with performances of modern interpretive dance.
In the summer you can take a ride on the Hudson River with the Tivoli Sailing Company a popular activity for both locals and tourists alike.
Another popular activity is is the community activity of street painting when the Broadway is closed down for a creative street painting competition.
Other Cultural activities (such as, Bard college's famous Summerscape series of concerts, concert talks and films) are just minutes away at the Frank Gehry designed Richard B, Fisher Center.
SCHOOL
Children in Tivoli attend the Red Hook Central Schools and are picked up by the Red Hook school bus.
SHOPPING
For shoppingresidents of Tivoli go to Red Hook and Kingston.
TIVOLI REAL ESTATE
Part of the village has direct access to the Hudson River and there are now plans to develop the river front. Some of the most expensive properties sold in Northern Dutchess were from Tivoli as there are many estates right on the banks of the Hudson,
The types of real estate properties to be found in Tivoli are:
Estates
Farms
Multi-family
Single-Family
Commercial
At the moment there are 6 single-family homes available for sale from $195,000-$379,000
2 Condos are available ranging from $89,434-95,900 and 1 under contract.
1 Commercial property available for $195,000
I can understand why Tivoli is popular with the second home crowd.
This Tivoli, NY Condo Complex is called Tivoli Gardens and is one of the few found in Northern Dutchess county. Most of the homes in the area are single family detached.
This complex was built in the 1980's and consists of 6 buildings. There are 1 and 2 bedroom units with square footage ranging from 562 - 1075, and each unit comes with an assigned garage space. At this time the HOA is around $174.
The location of the condo is convenient- just a short walk to restaurants and nearby Clermont State Park. These condos are also popular because of the price point: right now there are 2 units on the market one for $89,434 and the othe $112,000.
Last year 6 units sold ranging from $91000-$144,000 with an average list price of $127,700 and an average sale price of $117,250. Like in the residential detached homes prices here also have come down.
The demographic is mixed: retirees, families and students. Because of the location, close to Bard College, some parents will purchase a unit while their child is in school and this usually makes the student happy as the village of Tivoli is a favorite of Bard students.
Tivoli Gardens is located in the town of Red Hook (village of Tivoli) and students attend the Red Hook Schools.
Yesterday I attended two open houses which turned out to be a real delight. Both houses were built in the 1800's. What made these two properties so interesting to me was not just the houses but what you saw on the outside.
House number 1 was built in 1889 and was completely renovated. A beautiful garden was added and various sitting area was placed throughout the garden. This is the perfect place to get-away to after a very hectic work week.
This is what I saw:
This property is located in Southern Columbia County.
The second house was an estate along the Hudson River on 65 acres in Tivoli, NY. A European Romantic style with over 4000 square feet as well as a carriage house and 2 cottages.
For me, it was all about the views. I would be comfortable sitting for hours watching the river and the mountain.
It is such a pleasure to get the opportunity to view unique properties.
