Red Hook Real Estate Market Report For December 2011

The Red Hook real estate market in December 2011 did not sustain the momentum from November when there were 11 single family detached homes sold; instead, only two homes sold.

How did the market fare when compared to 2010?  Well in Red Hook in December 2010  twice the number of homes sold and at a higher price range $201,100-$999,999 versus $249,000 - $350,000.

Red Hook Real Estate Market Report For November 2011

Before getting into the market trends in Red Hook for November, I just wanted to let you know Red Hook is having a Bicentennial celebration in 2012.  The kickoff was in September, as you will see in the video below.  During Hardscrabble day much oral history was video taped and will be shared on the Bicentennial website Red Hook 200, check back regularly for new videos and updates on events.

So, how was the Red Hook real estate market in November?  I am happy to inform you that it was a good month.  Between the town and village there were 11 sales.  8 of the 11 were under $300,000 which is very much in line with the rest of the county.  The most expensive home was listed at over $2,000,000 and sold for $1,800,000, a home with spectacular views of the Hudson River.  The million dollar sale made the average sale price come in over $400,000 and if you take it out of the equation the average would be under $300,000.

This November in Red Hook 7 more homes sold than last November and at that time the most expensive home sold was $3,000,000.

 

Other trends in the maket

  • More homes listed for sales are also listed for rent because days on market is much longer for homes over $300,000.
  • I noticed more deep reduction for homes in the higher price ranges, the intent being to pique more interest.

The blue radish?

           

Today was the Red Hook Winter Market but I knew I could not linger long because I had a client coming to town and we had a few houses to look at in Red Hook.

I stopped at the market just as it opened and I had only fifteen
minutes to spare. I found the items I wanted and then decided I would
buy an item I had never purchased before. I took up a crusty, bluish
colored vegetable and I thought I was told it was a blue radish.
Since I was in such a rush, I'm not certain. So, tonight I thought I
would look up Blue radish recipes but all I could find was recipes with
radishes but the blue in the recipe was blue cheese.

By the way, my showing appointment went well and my client and I now
have a clearer picture about the type of property that will work for
him.

There were two homes sold in Red Hook during October, one was a farmhouse built in 1860 and the other a home built in 2003.  In October 2010 there were three sales ,and in 2009 seven.

Between the town and village of Red Hook nine homes came on the market in October.  The most expensive home was listed at $1,775,000, a large farm with a farmhouse from 1790.

There are a variety of homes available in Red Hook, both new and old.

Is there still time to get your Red Hook home sold this year? Yes, that is if you can get into contract right now.

In the last couple of weeks I have noticed more buyers are out shopping with some hoping to close on a house by the end of the year.

What can a seller do? Revisit your price. That is the major factor today's consumers are considering.

Wordless Wednesday Red Leaves

One reason I love the Hudson Valley is because of the variety of trees.  Come fall you can truly enjoy the vibrant colors.  It is not all fun and games, once these leaves fall then you have to get busy raking.  I personally spend hours raking and throwing the leaves in a compost heap to use on my garden come springtime.   I make the best of this chore by examining the leaves; and this morning while raking,  I came across these red leaves.

There is much to admire in nature even in fallen leaves, and these red leaves sure makes my point.

Red Hook Real Estate Market Report September 2011

Fall LeavesDuring September  5 homes sold in Red Hook New York.  The highest sale price was $1,321,100 a farm with over 200 acres. 

With this farm the average sale price came in at $453,280; without the farm the average sale would be $236,326.

How does this September Red Hook sales compare to last year? In September 2010 there were 7 sales, 2 more than this year.

Between the town and village there were 5 properties  in contract and 3 with offers which could lead to similar sales come October.

Why not start October off with the Crafts of Rhinebeck Fall Festival in Rhinebeck NY.    This craft fair began 24 years ago.  However  the history leading up to that point was a bit more colorful according to information on the Dutchess County Fairground site.

Red Hook Town Hall What Role Does It Play In The Community?

 

The Red Hook Town Hall is an important place in the town of Red Hook, you might not give it much thought but many of the activities there affects daily life.

 Your family is growing so you want to make an addition your home.  You will need to make a visit to the town Hall.  Based on what you want to do you will need to speak with the zoning officer.   Your plans will have to be presented to the planning board before you are issued a building permit.  Depending on where you live your request might have to be reviewed by a Hamlet committee, agriculture committee  and the list goes on.

Okay so you just want to have some fun fishing?  then you would also have to stop at the Red Hook Town Hall to get a permit.

 The two scenarios above was just to give you an idea of what goes on at Town Hall.

Here is a list of  services.

  • The assessment office.   This is an office many homeowners will call or visit after receiving the newest assessment.  New homeowners visit to inquiry about the STAR program, and real estate agents to do research.
  •  Building and Zoning  This department will deal with any sort of construction, permits,  and code enforcement.
  • Recreation - Maintain town parks, and plan recreational programs.  Also responsible for posting and enforcing park rules.
  • Recyling The recycling center is open year round, however you will need to purchase a permit sticker at the Town Clerk's office in order to use it.
  • Town Clerk's office is where town records are kept and where you will get most permits; for example marriage license, fishing and dog licenses.
  • Water Department   Test and maintain water supply and bill residents quarterly.

The staff at the Red Hook Town Hall is very helpful, so if you are new to the area and have questions Red Hook Town Hall is a good place to start.
