I was at a home inspection Saturday evening in Poughkeepsie NY and the homeowner was outside raking.  I went outside to ask a question and suddenly noticed how beautiful the leaves were.  The Maple leaves were the largest I have seen so I picked up a few.  In the frame above is a Maple Leaf I gathered.

If you read my blog you know that I find delight in the small things.  Yes, even the leaves are wonderfully made and this Maple Leaf is no exception.

Janet's Jerk Stop The Jamaican Food Connection In Poughkeepsie

Janet's Jerk Stop is the place to go for Jamaica food in Poughkeepsie.   I have known Janet for years I first met her at the culinary at an event we both participated in. A few years ago she had to relocate from s Academy Street and I did not see her as much.

This Tuesday I was at a closing on Mill Street and I asked the attorney's for direction to the closest Jamaican restaurant and they mentioned Janet's on Academy Street, I thought they must have been talking about a few years ago but no! Janet had return 3 weeks ago at a location across from the old location.

I knew my clients would love the Janet treatment so off we went.  She was delighted to see us and even though what we wanted was not on the day's menu she said "No Problem" and set about cooking us Ackee and Salt fish.  Okay if you don't know what that is I suspect you have not been to Jamaica, but now you know you can discover it at  Janet's.

The resturant decor was very pleasant, African and Jamican Artwork on the way and nice space between tables.

So what I am going to do next is to show you what the inside of the restaurant looks like and a glimpse of some of the food.

Poughkeepsie NY Restaurant-Shadows On The Hudson

View of Hudson River -ShadowsPoughkeepsie NY has made stride in the development of the Hudson River waterfront.  Shadows On The Hudson is one of the newer restaurant to grace the Poughkeepsie NY waterfront, and the views from this restaurant is spectacular.

There are five dining areas to choose from; and I personally would want to be on the patio with the best view of the river.  This is also a popular spot for professionals to socialize.  Recently I attended a social event there for Realtors and their affiliates.

Okay so I spent more time looking at the landscape, I just could not help myself.

Locust Grove

Locust Grove is one of the many wonderful historic sites to be found in the Hudson Valley.  This lovely estate is located in the town of Poughkeepsie, and sits high above the Hudson River.

This property was purchased in 1851 by Samuel F. B. Morse who was inventor of the Morse Code.  After purchasing the property Morse worked with renowned architect Alexander Jackson Davis to transform the house into an Italianate Villa.  The Tuscan Tower provided wonderful views of the Catskills and Hudson River as well as of the many beautiful gardens.

Locust Grove is listed on the National Historic Landmark, and today the site is open to the public for tours and a popular wedding destination.

Highlights From The Affordable And Workforce Housing Conference in Dutchess County - Part 1

On June 11th I attended the Pattern For Progress Housing conference at Marist College in Poughkeepsie NY.  The conference was well attended and both the private and public sector were well represented.

The first guest speaker was the Duchess County Executive William Steinhaus.  He too was encouraged by the attendance.  His speech focused on the need for land use policies to address affordable housing.  I think the point that stood out most was when he spoke about the fact that the Hudson Valley has spent billions of dollars educating our children - this is very evident from the many educational institutions to be found locally -  however, the big problem is that once these students graduate they leave the area. Why? This is because of the high cost of living that is mainly due to the lack of affordable housing in our area.  Yes, one of the Hudson Valley's great assets is the educated young work force we produce but we have exported this asset. Certainly this makes no business sense.  He then gave examples of efforts to address the affordable housing issue. It was mentioned that in the last 20 years about 1500 properties were rehabilitated.  Also, brown fields were cleaned up; an example of this was the site in Red Hook which was then used for the Seniors Complex Red Hook Commons.

Because Pattern for Progress serves 9 counties we had speakers from all over the Hudson Valley.  Both members from the private sector discussed the challenge of recruiting out of state talent to the area.  Marist would find good candidates to fill faculty positons  but once they look into the housing situation these would then pass on the opportunity. This has resulted in heavy recruitment of local canididates.  A very common practice is for one college to try and and recruit away the other institution's employees.  I see this pattern repeated over and over by Vassar, Marist and Bard.  Another fact that came through during this period of the meeting was that even seniors who had retired had to reenter the job market because of the high cost of housing.

One of the most timely speeches was given by Ed Murphy of Hudson River Housing  This organization has done much to assist the communities in Dutchess County. One area in which help is offered is affordable housing.  What is so interesting about their program is that before any of these potential buyers can purchase a property, they have to open a bank account and save regularly. This money is then matched to provide for closing costs.  The buyer is also expected to go through credit couseling, budget planning, mortgage counseling and is given information about the house inspection process and other important home buying topics.  This educational effort has paid off as so far none of the families who participated in this program has faced foreclosure. This is no doubt because the buyer started out with a good foundation.  The point was made that if more pre-purchase education was done maybe we would not be facing the present foreclosure situation- certainly food for thought.

So why is the Hudson Valley having such an affordable housing issue?  Migration fron NYC especially since 9/11/2001 resulted in an upward pressure on price, yet  at the same time incomes have not kept up.

For example the area median income(AMI) for the Poughkeepsie area is $78,900 for a family of 4

Carpenter                               $44,750

Computer Analyst                   $72,470

At the same time in May the median home price was $325,000, not affordable for most.  Yes, every group is affected by a lack of affordable housing.  Some have the misconception that the affordable housing issue only refers to housing for the poor. This is not so.

What Is Meant By Affordable Housing?

Most people when they hear the term affordable housing immediately think of housing for the homeless are for the very poor.  Many go so far as to say they don't want such projects in their neighborhood as it would attract the wrong crowd.

Yes this is a common misconception of what affordable housing is.

According to a report on the Metropolitan Statistical Area (MSA) as defined by HUD,  the Area Median Income for a family of 4  in the Poughkeepsie-Newburgh-Middletown NY MSA is $78,900.

The Labor Department statictics in May 2006 for MSA areas on wages provided the follow figures for the Poughkeepsie-Newburgh-Middletown MSA area

Elementary Teacher $59,540

Firefighter                 $44,480

Police                         $52,310

Carpenter                   $44,750

The median sale price for a house in Dutchess for May was:  $325,000

So affordable housing is a concern not just for the poor.  These numbers reveal that people making up the core part of our community could not afford to buy the median price home.

Yes affordable house affects your grandmother, the teacher next door , the firefighter to name a few.  It was no surprise that at the recent Affordable and Workforce Housing Conference it was repeated over and over that employers are having a hard time attracting new talent to the area because of the lack of affordable housing.

Affordable And Workforce Housing Conference in Poughkeepsie NY June 11, 2008

 One necessary ingredient for a community to achieve economic success is affordable housing.  This has been a concern for leaders in both the public and private sector in the Hudson Valley area.

One such organization who has been in the forefront of exploring ideas as to how progress can be made in this area is the non for profit, public policy group called Pattern for Progress.
