Rhinebeck and Village of Rhinebeck NY Real Estate Market Report for January 2011

During January 2011 3 homes sold between the town and village of Rhinebeck NY.  There were 6 new listings  3 of which were million dollar properties with the most expensive at $9,800,000.  Due to the million dollar properties the average list price for the 6 properties in the town of Rhinebeck came in at $2,838,483.

But how did this January report compare to same time last year? In January 2010 7 homes sold between the town and village of Rhinebeck.  The average sale price in the town in 2010 was $$418,500 this year it was $170,000.  Last year in the village the average sale price was $182,750 this year it came in at $115,000.

Are you thinking of buying a Rhinebeck home?  Maybe you should take note of the mortgage rate as it is trending up.  The higher the rates are the less you will be able to afford.

Rhinebeck and Village of Rhinebeck NY Real Estate Market Report for October 2010

During the month of October 6 homes sold in the town of Rhinebeck and 3 in the village; with a sellingE Market St Rhinebeck NY price range of $115,000-$660,000.

I know many still want to know if the Clinton wedding which placed Rhinebeck on the world stage had a real impact on the real estate market.  It has been 3 months since the wedding and most real estate closings take 60-90 days so I thought this would be a good point to take a look.

In October 2009 there was just 1 sale in the village, however this October 8 more single family homes were sold.  There could be many reasons for this, for example, a year ago people were still in shock over the financial downturn.  Although things aren't where they should be, some consumers are feeling more optimistic.  What I am trying to say is, there could be many factors for this increase.

Kip HouseDuring June there were 9 sales in the town and village of Rhinebeck.  Home sales ranged from $189,000-$805,7000.  The sale for $805,700 was the highest in the county during the period; and the majority of the properties sold were in the $300,000 range, higher than that of the county.

Also during June there was an accepted offer on a Rhinebeck NY home listed  at $2,730,000 with over 8400 square feet.

A Tip for  Sellers

This has been a hot summer so far.  If your home is on the market but lack some sort of cooling system this could be a drawback to getting it sold at this time of year.  So if you are thinking of making an improvement to gain a competitive edge this is an item you might want to consider.

**When the data for this report was pulled  a house on Slate Quarry was still showing as under contract put was later updated as  sold for the month.  There was also a house on Burger Rd.  This would bring the total sale for the month up to 11.
