In Red Hook NY during the month of April there were 6 single family homes sold ranging from $ 163,000-$459,000. This was an improvement over the first quarter during which time period there were a total of 11 sales in 3 months. The numbers were also better than April 2009

The report on the Mid Hudson Multiple listing Service showed 20 active listings however I saw that the most expensive listing for the month valued at $1,999,000 had 2 entries which does change the average list price and average dollar per square feet so by providing the information side by side you can see the differences.
I expect the number of sales to increase now that we are now in the traditionally busy real estate period of the year. I also think more sellers have come to the realization that they need to be more competitive in their pricing. Keep in mind your real estate agent can market the property but if it is not priced right all the marketing in the world still won't bring a sale.
