Dutchess County Single Family Detached homes sold July 2011

 During July the Dutchess County Real Estate Market had a big improvement over July 2010.  52 more homes sold this year. 

 What happened in  July 2010? Consumers made use of the tax credit earlier in the year so by July the sales dipped.  Last June sales were 82 more than this June, an indication of the impact of the tax credit. Then things changed and July 2010 had the lowest recorded sales in a 10 year period  for single family detached homes in July.                              

The median selling price in Dutchess NY in July was only $2500 more than last year coming in at $277,500 which is actually $25,000 higher than the  year to date selling price.   This is because February through April the median price was below $250,000 and just around $250,000 in June.

 In the single family attached market, there were 6 more sales this July when compared to same time last year.  The number which stood out was that of the median selling price, it was up 44.4 percent going from $153,750 in July 2010 to $222,000 this July.

Dutchess County NY Real Estate Market For December 2010

 

SINGLE FAMILY DETACHED  DUTCHESS HOMES FOR December 2010   

 The December 2010 real estate report for Dutchess County showed an increase in the median home price of homes sold.  At the same time there were 20 less homes sold in 2010 when compared to 2009.  The inventory also grew and this, in turn, led to a larger absorption rate.  Clearly this market is still a buyer's market.

The townhouse and condo market, otherwise referred to as single family attached, unlike the single family detached saw a drop in the median price of homes sold.  When compared to 2009 the sales were similar but the increase in the inventory and days on market led to a larger absorption rate.
