Dutchess County NY Real Estate Update August 2010

During August 2010 there were 135 single family homes sold in Dutchess County NY. This was a year over year decrease of 30 units since 165 sold in August 2009. August sales however showed a big increase over July sales of 89 which was the lowest sales figure in that month over the last 10 years.
The median sale price in Dutchess County fell to $$268.000, 6.3% less that August 2009, when the median was $285,900. The average sale price also declined by10.8% going from $368,638 in 2009, to $300,425 in 2020.
The absorption rate in August 2009 was 12.13 months, in August 2010 17.01 months. However, because of the increase in sales in August 2010 the absorption rate was much better than July when it was 25.18

The condo and townhouse market saw a 55.8% decline going from 43 sales in August 2009 to only 19 in August 2010, but saw 12.7% increase in the inventory.
The average sale price increased slightly, while the median fell by 14.1% going from $223,514 in August 2009 to $197,500 in 2010.
