Hyde Park Real Estate Market Update for April 2012

There were 10 single family detached homes sold in Hyde Park NY during April; 4 more than same time last year.

The average sale price was  $183,445,  a bit less than the $191,143 from last year.   Price of the homes sold ranged from $70,000-$300,000.

During the month 27 new homes came on the market, ranging from $78,000 - $1,195,000.  The most expensive home was built in 1796 and the newest was built in 2002; so you can see there is a variety of inventory to choose from.

Dutchess County Real Estate Market for March 2012

How was the real estate market in Dutchess County NY in March 2012 (edit/delete)

How was the real estate market in Dutchess County NY in March 2012

 In Dutchess County during March 2012 there were 8 less homes sold when compared to same time last year.  However, when compared to February 2012  there were 20 more sales in March.  This could have been a result of seasonal change as well as the fact the winter was mild.

The average price saw a 44.1 percent drop from same time last year going from $475,840 to $265,769 which is an indication more expensive homes sold in March 2011. Actually, there was one sale for over $18,000,000.  When you take a look at the median sale price the change was 6.2 percent going from $242,450 to $227,350. So, you can conclude that the majority of Dutchess County homes are being sold in the low $200,000 range.

In the single family attached market (condos townhouses and co-ops)  3 more units sold in March 2012 which was a 15 percent increase over last March.

The average selling price dropped 11.2 percent going from $167,813 to $149,085.  Median selling price also saw a 10 percent decrease going from $150,000 -$135,000.

Red Hook Real Estate Report For March 2012

During March in Red Hook NY 11 new listings came on the market, 2 of the listings were bank owned and 2 were in an area that has remained stable for some time. The price range on these listings was $84,500-$519,900.


At the end of March one listing in Red Hook went under contract. This home went quickly because it was priced well.


How many homes sold in Red Hook in March? 4 homes sold ranging from $190,000-$610,000, age ranged from 1850-2011, and the average price of the homes sold was $393,750.

Hyde Park Real Estate Market Trend for March 2012

In Hyde Park NY 25 single family detached homes came on the market, with a price range of $74,000-$535,500. The least expensive was a small house (691 sq. ft.).
During the month 7 Hyde Park homes sold and they were all sold for under $300,000.

At the end of March there were 7 homes in contract and 2 with offers

The question you might be asking is: How does this March compare to last March? Actually, last March there were 2 more sales than this March and one house sold for over $300,000. Because the weather has been much warmer I was expecting this March sales to be higher. However, only 2 were in contract last year versus 7 this year, so that could lead to a better April this year.

How was the real estate market in Dutchess County NY in February 2012

How was the real estate market in Dutchess County NY in February 2012

 In Dutchess County during February 2012 there were 4 less sales in February than in January.  However when  February 2012  was compared to same time last year there was a 7.7 percent increase.

Taking a look at the average price, a big drop was noted when compared to February last year, going from $473,077 to $286,772 ( a $39.4 percent drop). As can be seen on the graph below, the average price of $473,007  was the highest recorded between February 2003 -2012.   

On the other hand, the median fell 1.8 percent, going from $244,5000 to $240,000.

Inventory was down by 5.6 percent, but, the purchase offers at the beginning of the month were up 4.8 percent.

 The single family homes sold in Dutchess County during February ranged from $90,523  to $1,750,000 with most of the sales falling below $399,000.

In the single family attached market (condos townhouses and co-ops)  4 less units sold in February 2012 which was a 22.2 percent drop when compared to same time last year.  There was also a 14.1 percent drop in the average price going from $175,336 last year to $150,664 this February.  However, the median price increased by 1 percent,  going from $151,000 to $152,500.

The single family detached homes sold ranged from $68,000 t0 $389,285, with most of them selling below $200,000.

Consumer confidence seems to have improved and with that in mind more home buyers are out looking at homes. 

From this report you can see most of the sales are below $400,000 in the single family detached home market, and, below $200,000 in the single family attached.  This information is helpful to both buyers and sellers.  For buyers you can see where you would have more competition and for sellers this could be helpful with pricing and give you more of an idea of how long the property will be on the market.

Rhinebeck real estate market report during February 2012

 Rhinebeck NY real estate

In February only 1 home closed in Rhinebeck, this was 2 less than in February 2011.  At the same time 4 Rhinebeck homes for sale were listed, the price of these homes ranged from $285,000-$950,000.

 3 Rhinebeck homes received offers, and 2 of the 3 were listed for almost 2 million dollars.

The Rhinebeck home sold  had a list to sale price ratio of 75 percent, this home was on the market for 224 days.

What I can see from this report is that sellers need to price more competitively, this would lead to a faster sale and probably a higher price since a property on the market for a longer time can end up selling for less.

Red Hook Real Estate Report For February 2012

During February 2012 in Red Hook 6 new single family listings came on the market.  Of the 6 homes 3 were under $300,000 and the other 3 over $400,000.  The age of the homes ranged from 1900-2006 with square footage from 1400-4454.  The most expensive house was also the largest and newest home; a beautiful executive home minutes from the Village of Red Hook.

It is worth noting that the 2 homes under contract were both listed over $300,000 which is a good indication there is more activity in the more expensive homes.

This was was also true of the home sold, 3 of the 4 homes sold in Red Hook sold for more than $300,000, 1 for just over a half a million dollars.  The average list to sale price ratio came in at 73 percent.

In February 2011 there was just 1 home sold in Red Hook, so 4 sales this February is a big jump.

In Hyde Park during February  15 new listing came on the market.

Break down of the 15 new listings in Hyde Park

8 under $200,000

5 in the $200,000's

1 in the $300,000's

1 over a Million

These homes ranged in age from 1756-2005 with square footage from 1000-10,000.

The oldest house was also the largest house and priced at $1,900,000.

 7 homes had offers. and 6 were in contract therefore  we should  see more sales in the March or April.  This is also normal as activities picks up in the spring.

The average list to sale price of the 6 homes sold was 83 percent.

 

How did this February compare to last year market?

In  February 2011 there were also 6 sales however the average sales price was higher because in 2011 some homes sold at a higher price.

Rhinebeck Real Estate Market Report January 2012

Rhinebeck NY Real Estate

In Rhinebeck 6 single family homes sold in the town and village during January 2012.  The sales ranged from $168,050 to $635,000.

How did the number of single family homes sold in Rhinebeck compare to the same time last year?  Last January 3 homes sold and they were all under $200,000.  This January the number of homes sold doubled, and they were more expensive homes.

I personally think the warm winter is good for the local real estate market. Buyers are out looking for a home.  The largest group are first time buyers and this is not a surprise for homes are more affordable and the interest rates have also fallen.

How can Rhinebeck home sellers benefit from this weather?  Don't wait for spring to list your home. Get in the market so the buyers who are now looking will have more of a choice and you might just avoid that spring competition.
