I know summer is not officially over yet but once Labor Day comes and goes, face it; it is over. So what does the end of summer mean to you?
For parents, it means children are going back to school and the extra curricular activities will have to be factored into the weekly schedule.
For some, they are eagerly anticipating the fall foliage and hoping it will be a spectacular year.
If you have many trees, especially maples, you will be thinking of all the leaves that will have to be raked up.
Others are already planning their winter activities, even hoping for an early snow season.
Attention is turning to getting the house prepared for winter, especially, ways to keep the heating bill down.
Some are eagerly anticipating the fall festivals.
This is also the time when many turn their attention to their business plan for the next year.
And, the snowbirds are beginning to think about what has to be done before leaving for the home in, for example, sunny Florida.
For many in this economy their home still did not sell and they are wondering what can be done to get it sold before winter. If this is your concern the following tips should be helpful:
- Maybe a price reduction is necessary. Why not have your agent do a market analysis so you can see what is selling and how your property compares?
- Have you considered offering buyer incentives, since closing costs are a problem for some buyers?
- How is the property marketed? is the Internet presence what it should be?
- How is the access? Can the property be shown with just a few hours notice? Or, do you need 48 hours notice? How many times did you tell the agent "sorry no showing this weekend"?
- Are you relocating to another State? If housing there is much cheaper this could mean more flexibility in what your home could be sold for.
- What is the physical condition of the home when compared to similar homes? Could it benefit from staging?
- How about a pre-inspection and having data showing that the the issues from the inspection have already been addressed?
