Sellers, should walk-in traffic be part of your marketing plan?
Recently, I spoke with a potential seller who indicated she liked what I had to say regarding how I would market her home but she couldn't get past the fact that I did not have an office where I had walk-in traffic. You see, the property was formerly listed and she swears that most of the people who came to look at the property were walk-in traffic to various real estate offices.
I can hardly blame a potential seller for having this viewpoint as some agencies make this the highlight of their marketing plan, telling potential sellers "We get lots of walk-in traffic." You and I know that if you are located in an area where you have tourists or weekenders you will have people looking in the real estate office windows, and sometimes even walking in, but, most of the time this does not necessarily result in a sale. I have done this many times while on vacation; I will stop at a real estate office to get a sense of what the home prices are.
- Yes, there was a time when walk-in traffic was important and many agents waited to get their turn at open time. Today, not so much; many agents now work from the comfort of home or are out of the office trying to generate business instead of passively waiting for someone to walk through the office doors.
- The fact is, most people today prefer to look at properties from the comfort of their home, find the properties that appeal to them, and then we agents are thankful that the potential buyer will reach out to one of us to represent them. Yes the search begins online but then goes off line when the buyer desires representation.
So is your listed property really missing out if your agent does not belong to a brick and mortar operation? Absolutely not!
When your property gets listed, besides going on the Multiple Listing Service, your listing is syndicated to numerous sites online so by simply typing in the zip code and some basic criteria your home will be found by potential buyers.
Today's real estate agent makes good use of technology; in addition to the syndication, blogs, videos and virtual tours are utilized.
So if you are thinking of selling your home don't be handicapped by waiting for walk-in traffic. Instead, call a technologically savvy agent to show you how your property will be marketed online. After all, this is where the most buyers will be found.
