Hudson Pointe is a luxury waterfront townhouse community in Poughkeepsie NY with stunning views of the Catskill Mountains, Hudson River and magnificent sunsets.

These townhouses are located between Route 9 and the Hudson River.  Sitting high on a bluff Hudson Pointe enjoys a front row view of the Hudson River and the Mid-Hudson Bridge.  It is a great location since you are within walking distance to the  PoughKeepsie Metro-North train station, Vassar Hospital and Shadows on the Hudson the waterfront restaurant, all visible from the complex.  There is also a waterfront park to be developed just below the townhouses.

The Developer Ginsburg Development Companies (GDC) is known for building many communities in the Hudson Valley, several with waterfront views of the Hudson River.  Some of these  luxury Poughkeespsie Townhouses were built in 2006 and the entire community consisted of 60 units with HOA fees of $367.  There were four models and I have been in 3 units, and  I can say they all look different.  Some buyers opted for upgrades, such as inlaid hardwood flooring, a garden level and a loft.  The standard square footage was 1500-2000, but with the addition of loft and garden levels square footage could exceed 3000.  One of the units I saw had a large master suite with California closets and vaulted ceilings, as well as the loft and garden level.  The townhouses were built to maximise the views so you will find many windows throughout.  

The lovely  Hudson Pointe Club House offers spectacular views of the river, and it comes with a pool, exercise facilties. gathering room and a deck.

 From Hudson Pointe you are really only minutes away from a variety of restaurants, the Bardavon and Marist college 

Hudson Pointe is served by the Pougkeepsie High and Middle School and Governor Clinton Elementary school.

 Buying an older home in Rhinebeck what you should consider

Many consumers looking for a second home in the Rhinebeck area usually want to find an older home from the 1700s-1900s. The wish list includes: clapboard siding, wide board flooring, period details, fireplace, 2 bathrooms, large rooms, pond or stream and a private lot.House

Trying to satisfy such a wish list is not always easy and here is why.

  • Many older Rhinebeck homes are not very private and are located close to the road or in the village.  This is not a surprise because when you think of the time period in which the houses were built modern transportation was not available and I suspect no one wanted to also spend hours cleaning a long driveway.  

 

  • Some people tend to equate the age of the house with the presence of wide board flooring.  Although this is somewhat true, it is also important to note that many of the houses you might come across with very narow boards are as old as the ones with wide boards; and the narrow board is an indication that the homeowner was actually wealthier.

 

  • Finding clapboard siding is not alway easy and might involve digging a little deeper.  Because the boards had to be maintained many owners opted for siding that was easier to maintain, so you will find many homes covered by unslightly tiles because these tiles were maintenace free.  These tiles were placed directly over the clapboard and I have known of many homes where these tiles were taken off and the beautiful clapboard was revealed.

 

  • Privacy can also present a challenge, many of the older Rhinebeck homes were constructed close together and this was  done so neighbors could look out for each other.  Another issue that happens alot is that the land was divided up and sold in a manner that does not make much sense to us today. For example, you might find that you will need an easement across several neighbors properties to get to your home.  If this is the case you might have to chip in to pay for the maintenace of a private road.

 

  •  I Know we all want to have more than one bathroom but in many older homes there is usually one bathroom and sometimes you will find an outhouse, therefore, you would have to add a second bathroom if you so desire.  This brings me to the subject of the septic.  Many times during an inspection a septic cannot be located and sometimes it is necessary to upgrade the septic system.

 

  • Buying an older home in Rhinebeck can be rewarding but keep in mind it will be a labor of love and could require  deep pockets.  I have seen some finished product and I can say going through the restoration was well worth it.  It is wonderful to see a home restored to its former state.

I was recently showing houses in the Town of Clinton in Dutchess County NY when I saw these horses.  This scene jogged my memory, there are many equestrian properties in Dutchess County,and as a matter of fact ,throughout the Mid Hudson Valley.

This area is also known as a second home destination and it is not uncommon for buyers to have as a criteria, a barn or maybe stalls for a horse or two. One such new listing is an equestrian farm listed for 27 million dollars.

We started the home search in a hailstorm, trapped in the car waiting for the winds to die down, almost got crushed by a branch.  Then came the hurricane and flooding.

The house the buyers fell in love with just was not going to make it through the process. So we started all over again and kept things positive, and finally things came together.

How many homes should you look at before making an offer?

How many homes should you look at before making an offer? Recently I have read blogs about agents showing sixty or more homes before getting a purchase offer.

Although there is a large inventory of homes, and buyers have far more options there is really no need to look at an entire inventory before making a purchase.

So how can you avoid this trap?

1. Start the process off right by first having a consultation with the agent of your choice. The purpose of the meeting is to get an understanding of your need so that the selection of properties can be streamlined to avoid wasting time.

2. With a need assessment in hand your agent will then be able to setup searches for you that closely fit your needs. Working together you both can further narrow the list. With the help of virtual tours and video you can get a feel for the properties these two tools further help you both to be even more selective.

3. If you are using a buyer's agent, I mean an agent with whom you have a contract the agent in some cases will preview some of the properties; this will be especially true if you are from out of town and have limited time to look at properties.

Although there are no set rules as to how many homes you should be looking at before making an offer, I personally feel this is an achievable goal by looking at few homes. The key is; upfront do the need assessment.

If you are thinking of buying a house examine your credit reports

If you are thinking of buying a home you will want to examine your credit reports.  I know the emphasis is on the credit score however you might want to pay attention to the fine print.

Start by requesting your annual credit report.   You are entitle to a credit report from the three credit agency

  • TransUnion
  • Experian
  • Equifax

I am bringing this to your attention because underwriters in the various financial institutions are requesting more and more documentation.

For example you might have an item on the report that you know was satisfied, if it is on the report you are going to have to provide lots of documentation.

So what should you do if you are thinking of buying a house?  Before you start the process it would make sense to address any item on your report even if you have a good score.

You should have the information corrected and you  can do so by contacting the credit bureau  producing the report.

What is the neighborhood like?

What is that neighborhood like? this is a question asked my many home buyers unfamiliar with an area. As a real estate agent I will be able to provide you with a neighborhood report, but what the neighborhood is like that is something you should discover on your own. Think about it, you are about to make probably the largest investment in your life; therefore it make sense to take some time to check things out to make sure you will be happy there.

What I can do for you is to give you a guide as to what to investigate when you checkout a neighborhood.

  • If you want to know about a neighborhood it would make sense to talk to people living in the neighborhood , so ask people in a coffee shop or neighborhood store and you will get the good, bad and ugly.
  • Take a look at the homes, are they being cared for? the landscaping and exterior of the homes will provide the answer.
  • You will also need to drive through the neighborhood several times, and at different time of day. In the morning when people are going to work and the school bus comes through, midday, then again when the neighbors are returning from work and then at night.
  • You will also want to check on transportation, closeness to the train, bus and highway.
  • What type of amenities can you find, parks, theaters, restaurants etc.
  • Check for traffic and noise level
  • Location of fire station, hospital, police and school.
  • Consider your work location, is the neighborhood commutable?
  • You will also want to know about any potential environmental issues environment issues
  • I would suggestion if you have school age children that you pay a visit to the school. You should also stop at the Town Hall where you can get many useful pamphlets. If there is a Chamber of Commerce you should also stop by.
  • By talking to the neighbors you will discover if their are people who share your interest maybe for golfing or fishing.
  • A big concern will be for child care, is it easy to find child care services?
  • Sometimes there is an extended family, how about senior services?

The time spent researching a neighborhood will be well worth it because you will have a good idea if the neighborhood will meet your needs.
