I can never resist taking photos of barns. I like ones that are perfectly restored however my favorite subjects are the broken down ones.
Because agriculture was and still is a major player in the Hudson Valley economy you will find all types in the region.
I have seen barns converted into homes, rental apartments, studios, offices, and space for events such as weddings. Lets not forget the orignal purpose of these barns to house animals, hay and grains.
Dutchess County Townhouses and Condos Market Trend November 2011
This report covers the single family attached real estate market in Dutchess County during November 2011. Most of the townhouses, coops and condos are located in central and southern Dutchess County. Of the 18 units sold only 1 was in Northern Dutchess. Here is the breakdown:
4 units sold in Fishkill
1 unit Sold in Beekman
4 units sold in Wappingers
1 unit sold in LaGrange
6 units sold in Poughkeepsie
1 unit sold in Hyde Park
1 unit sold in Tivoli
6 of the units sold were coops. These were also the ones priced between $71,000 and $114,000.
The newest, largest and most expensive townhouses are located in Southern Dutchess. The most expensive one sold this period was located in Fishkill and had finished square feet of 2551.
It was noted in the complete Dutchess County report for November that this year unit sales was off 33.3% , both average and median price also dropped.

Looking at a sunset is always a great way to end a day. Time marches on, if you failed to use your time wisely that day you don't get a chance at a do over, time passes and you can't get it back.
Watching the sun go down you can also be confident it will rise again, a new dawn on the horizon.
There were 108 single family homes sold during November in Dutchess County NY, a 6.7 percent drop when compared to same time last year. There was also a significant drop in the average selling price, going from $368,151 in 2010 to $284,646 a 22.7 percent drop. The median selling price also fell 14.2 percent going from $277,000-$237,750.
Although the number of homes sold was only 7 less than last year the current dollar volume was down 31.7 percent which was an indication that more expensive homes were sold last year. There were also 60 less offers at the beginning of the month, a 34.5 percent drop.

In the condo townhouse market there was also a drop in the number of units sold, going from 27 to 18, a 33.3 percent drop. Both median and average price also fell. The purchase offer at the begining of the month was off by 58.3 percent going from 36 to 15.
During November 2011 the number of homes sold in the Town of Rhinebeck and the Village totaled 4. How did this compare to same time last year? Would you believe it, 4 homes sold in Rhinebeck in November 2010. Back then the price range of the homes sold was $267,000-$607,500 this November the range was a bit lower $215,000-$408,500. The month closed with 4 homes in contract and 1 with an offer.

Before getting into the market trends in Red Hook for November, I just wanted to let you know Red Hook is having a Bicentennial celebration in 2012. The kickoff was in September, as you will see in the video below. During Hardscrabble day much oral history was video taped and will be shared on the Bicentennial website Red Hook 200, check back regularly for new videos and updates on events.
So, how was the Red Hook real estate market in November? I am happy to inform you that it was a good month. Between the town and village there were 11 sales. 8 of the 11 were under $300,000 which is very much in line with the rest of the county. The most expensive home was listed at over $2,000,000 and sold for $1,800,000, a home with spectacular views of the Hudson River. The million dollar sale made the average sale price come in over $400,000 and if you take it out of the equation the average would be under $300,000.
This November in Red Hook 7 more homes sold than last November and at that time the most expensive home sold was $3,000,000.
Other trends in the maket
More homes listed for sales are also listed for rent because days on market is much longer for homes over $300,000.
I noticed more deep reduction for homes in the higher price ranges, the intent being to pique more interest.

During November 13 single family homes came on the market in Hyde Park. Of the 13 homes 10 were priced under $300,000 and the most expensive was listed at $3,750,000. This home was built in 2008 and has over 6171 square feet.
In addition to the new listings 6 homes received offers and 5 went into contract.
Of the 10 homes sold during the month none was over $300,000. When compared to November 2010 there were 2 more sales this year
Dinsmore Golf Course
The Dinsmore public golf course is located in Staatsburg which is a hamlet of Hyde Park. This area borders Rhinebeck. Besides the golf course you will also find Mills Norrie Point State Park with Catskill and Hudson views, as well as the Mills Mansion, a historic site that is a tourist attraction.
