Wordless Wednesday-Snow High Above the Hudson River

Snow high above the Hudson River was what I saw today.  It started with a request to show one of my Rhinebeck listings.  I was about to give the okay to show when I suddenly remembered the Blizzard from earlier in the week, so I decided to go check on the property.

I had a lunch date with my daughter so I had to make sure this was okay with her especially since she was doing the driving.  We got to the property and I was delighted to see the driveway was plowed. Then I saw this scene which I found breathtaking.  The very white snow in the foreground framed by tall mostly leafless trees and in the background the majestic Hudson River and Catskill Mountains

Speechless Sunday- Cottage in the Woods

Cottage in the woods

A winter are two ago my husband and I were travelingl down this country road in Rhinebeck NY.  The freshly fallen snow looked so beautiful and then we happened upon this cottage; and of course I had to pull over to take some shots, I took several so did my husband.   The cottage looked like something straight out of a story book.  For some reason when I look at it, all I can think of of is little Red Riding Hood on her way to grandma's house.

Now that I have it framed like this I can see what a great postcard it would be too.

Speechless Sunday-I found the missing Canadian Geese

These Geese  were originally on the bank but went in the water as I approached

I was having breakfast in the diner next door when I noticed all these geese flying in.  From that point on all I did was watch these birds.  This looks like some sort of convention or better yet I found the missing Canadian Geese.

I love colors, and since winter can be so dreary at times I really appreciate the winter cactus which seems to bloom all winter.  The nice thing about this plant is that it comes in a variety of colors, yes this plant can bring a smile to my face on those days when the weather outside is frightful.

Dutchess County NY Real Estate Update November 2010

The number of Dutchess County homes sold in  November were 38 less than the same time last year, going from 153 to 115.  On the other hand, the homes sold were more expensive as both average and median price rose.  The inventory level was also up over the same time last year although down from last month.  Looking at the absorption rate it looks like it would take almost 19 months to get rid of the existing inventory.

 With such a volume of inventory this is a good time for those in a position to buy to do so.  I am sure you have noticed that the mortgage interest rate is on the rise.

 During November, 10 less condos and townhouses were sold when compared to the same time last year, going from 36 to 26.  Like the single family detached market, the homes sold were more expensive. This was obvious since the median and average sale prices rose.

Here too the inventory is up and it would take over 2 years to get rid of it if the sales continue at this level.

 HYDE PARK NY MARKET REPORT FOR NOVEMBER 2010

During November, 8 Hyde Park NY homes sold ranging from $66,000-$400,000.  How did this compare to the same time last year?  There were 4 more Hyde Park homes sold in November 2009

At present there are 8 homes with offers and 2 in contract so it is possible that the December sales could be about the same or higher.

What are some of the reasons people buy homes in Hyde Park?  The Culinary Institute of America is located in Hyde Park,  Marist and Vassar College are in nearby Pougkeepsie and most of the County jobs are in Poughkeepsie. Furthermore, Hyde Park is close to the Metro-North Train for those commuting to New York City.

The average sale price was $228,200 which also is an indication that there are many affordable homes.

Speechless Sunday-There is something priceless at Walmart

I'll bet this headline grabbed your attention. What could be so priceless at Walmart? How about the view?  I took this shot a couple of years ago from the Walmart parking lot in Kingston, NY.

This a a photo I personally like. It reminded me so much of a lovely landscape watercolor.  I could see Thomas Cole of the Hudson River School of painting sitting down and painting a watercolor of the snow-clad Catskill Mountains.

So, next time you are at Walmart you might just see something priceless.

Rhinebeck and Village of Rhinebeck NY Real Estate Market Report for November 2010

 During the month of November there were 4 homes sold between the town of Rhinebeck and the village; 1 less than in November 2009.  The homes sold this year ranged from $267,000-$607,500 and last year  from $293.000-412,500.

It was also good to see a multi-million dollar property that was on the market for over a year and a half go under contract.  The movement in the million dollar properties was also noticeable in the Red Hook market. 

In Rhinebeck there is a wide variety of properties for sale and this is a good time to buy.  Mortgage rates are still relatively low although inching up.

 In Just a few weeks 2010 will be a mere history.  It was interesting looking back at the Red Hook marketParliment of Reality report for November 2009. There were actually the same number of sales (4) but that was where the comparison ended.  The range of the homes sold in November 2009 was $150,000-$400,000 with an average sale price of $236,500.  Fast forward a year and the number of homes sold in Red Hook NY in November 2010 was also 4 with price ranging from $362,300-$2,900,000 with an average sale of price of $1,071,825 because of the home  that sold for almost $3,000,000.

It is good to see some of the million dollars homes selling and next month there will be another in the sold column since a home listed for $1,199,000 is now in contract.

There were no homes sales recorded in the Mid Hudson Multiple Listings for the Village of Red Hook during November.

Speechless Sunday-Don't look directly at the sun!!!

I am sure as a kid you were told not to look directly at the sun and with good reason, it could damage your eyes.  This advice is also true for adults.

On the day I took this shot I saw the shining sun and was also captivated by the clouds, this scene was right over one of my favorite spot the Hudson River.

Okay I listened to the advice, I took an aim put look the other way.
