Hyde Park Real Estate Market Update for April 2012

There were 10 single family detached homes sold in Hyde Park NY during April; 4 more than same time last year.

The average sale price was  $183,445,  a bit less than the $191,143 from last year.   Price of the homes sold ranged from $70,000-$300,000.

During the month 27 new homes came on the market, ranging from $78,000 - $1,195,000.  The most expensive home was built in 1796 and the newest was built in 2002; so you can see there is a variety of inventory to choose from.

CloudI have always been fascinated by cloud formation.  Whenever I am at the beach,  I find my self day-dreaming and watching the clouds float by.  Some clouds move really slow while other seem to be in a hurry just like the people we encounter daily.

Old Dutch Village Plant Sale in Red Hook NY Friday May 18th

The Old Dutch Village Garden Club is having their annual plant sale  in Red Hook this Friday May 18th.

This is always a popular event, and the plants really go quickly.  To get the most out of this event you need to get there early.

The plants are priced reasonable, and you know you are getting some really nice plants since they come from the gardens of the Old Dutch Village Garden Club members.

There is also a bake sale in conjunction with the plant sale, these are both fundraisers for the club and the money is used to help beautify the Red Hook parks, and for an annual scholarship given to a Red Hook High School Senior.

There is a lot happening in Red Hook this weekend.  The weather is suppose to be lovely too.

So what really is going on in Red Hook this weekend?

 

 Expect to hear music, see paintings and vendors with all sorts of wares.  There will be a scavenger hunt, parade and so much more.

It is also the kickoff of the Red Hook Bicentennial, and you can expect to see some wonderful events over the next six months.

In the past I have met visitors from as far as Westchester, so come by and enjoy some Northern Dutchess fun,

Wordless Wednesday|Black sheep

Today was the usual Broker's Open House in  Northern Dutchess.   I previewed an old school house, a colonial, a ranch and a modernistic home.  Living in the country, it is not uncommon for there to be some distance between each open house; along the way something always gets my attention.   Today was no exception, recently I have seen many white sheep but today I saw black ones.  I so wanted to get close however I honored the posted sign.

GIM what is it? And why you should try it

When I stepped into the Danny Kaye Theatre on May 1st I knew very little about seaweed. The seaweed that was discussed is Korean and is known as GIM. Since Korea is the largest producer of seaweed, they were the best source for my education on GIM.
So what was the purpose of this event? It was the launch of a new cookbook by the Culinary Institute of American, a collaboration with the Korean Agro-Fisheries Trade Center, otherwise called the AT Center. The aim of these two organizations is to take GIM beyond Sushi.

Yongja Kim, a journalist and author of Korean Cuisine took us through the process of getting GIM ready for the market. I learned that GIM came in different colors, textures and flavors and most of the GIM is now farmed. It has to be spread out and dried and there are 9 species of GIM farmed. Yongja Kim even discussed some of the dishes prepared by her mother.
Gim is such a versatile nutritious product that is used in soup, salad, condiments, as a binding agent, and as a snack.Yougja Kim
The next speaker was Bun Lai who owns Miya's Sushi restaurant in New Haven Connecticut. I like what he had to say about Gim. It is the ultimate sustainable food, no need for fertilizer, herbicide or antibiotics (which contribute to disease) unlike other food products. Think of it this way, fish contain many nutrients we need, which the fish gets from seaweed, so, why not go directly to the source. During Bun Lai's Bun Laipresentation there were comments from Dr. Charlie Yarishia leading expert in growing seaweed.
The next Speaker was Chef Crispo of the Culinary institute and he is the man behind the cookbook. Not only did he speak about the nutritional value of seaweed he also conducted live demonstrations of some of the recipes. We were treated to Gim popcorn, Phyllo Triangles Chef CrispoSpanokopita, GIM stuffed pork loin wrapped in bacon, Gim ice-cream and each person had in front of them Gim snacks of various flavors and textures. It was also pointed out that Gim products can be found in stores like Cosco and Trader Joe's as well as Asian markets.
I will never look at seaweed the same way again, I really liked what I tasted and I can't wait to pick up some Gim so I can try some of the recipes.
This book Fabulous and Flavorful Gim, a collection of Korean Seaweed Recipes will be put to good use by many of the budding chefs at the CIA. Shoudn't you also try GIM?

Dutchess County Real Estate Market for March 2012

How was the real estate market in Dutchess County NY in March 2012 (edit/delete)

How was the real estate market in Dutchess County NY in March 2012

 In Dutchess County during March 2012 there were 8 less homes sold when compared to same time last year.  However, when compared to February 2012  there were 20 more sales in March.  This could have been a result of seasonal change as well as the fact the winter was mild.

The average price saw a 44.1 percent drop from same time last year going from $475,840 to $265,769 which is an indication more expensive homes sold in March 2011. Actually, there was one sale for over $18,000,000.  When you take a look at the median sale price the change was 6.2 percent going from $242,450 to $227,350. So, you can conclude that the majority of Dutchess County homes are being sold in the low $200,000 range.

In the single family attached market (condos townhouses and co-ops)  3 more units sold in March 2012 which was a 15 percent increase over last March.

The average selling price dropped 11.2 percent going from $167,813 to $149,085.  Median selling price also saw a 10 percent decrease going from $150,000 -$135,000.

Speechless Sunday | Bikers

The Bikers are out!

Today on my way to my open house, I couldn't help noticing the many Bikers travelling north on the Route 9 corridor. The first group passed me just before the Culinary Institute, then there were a few cars and then another group, you could say they owned the road and with the accompanying noise I sure took notice. There were bikes of all kinds. I wonder where they were heading? Today the weather was great and it sure was an awesome day for a bike ride.
